Reports out this week suggest that the UK economy is beginning to recover. The predicted growth has grown from 0.8% earlier in the year to 1.5% expected by the end of the year. The manufacturing industries are seeing growth as is the housing market and unemployment figures are down. Despite this good news, Mark Carney, the big boss at the Bank of England warned that the recovery was in its early stages.

Carney said we should proceed with caution basically. He doesn’t want to move too fast in case this is a ‘false dawn’ like the one in 2010-2011 when after an initial spurt, ‘growth petered out’.

So what does all this mean? Can we expect easier-to-get-loans and cheaper rates? Well conditions are said to be easing but like we’ve said, don’t expect huge changes anytime soon. Carney still expects it to take three years before bank rates rise.

Average Asking Prices For Homes In The UK Increased Every Month This Year

The average asking prices of UK properties have increased month on month in this year alone, the latest market review from Move with Us has shown. The data also shows that the rise in asking prices has mostly been fuelled by the South. However, in recent months the rise in property prices appears to have spread to the whole of the UK.

Over the whole of the UK the average asking price increased by approximately 3.55% annually and 2.19% in the second quarter of this year. The average price reached £240,238 which is the highest recorded average asking price in five years indicating significant market growth. Also an indicator of market growth is the length of time taken to sell a property and the average number of days taken to sell has decreased over the first half of 2013 from 144 to 104 days. The average time taken to sell in London fell to just 71 days in June.

The most prosperous regions were in the South East, East Anglia, the South West and Greater London with a significant rise in asking prices and a reduction in the number of days taken to sell a property. As a result, the average asking price for the whole of the UK has risen, with these particular areas providing 45% of the total new listings on the market. The improvement in the South has had an effect on the East and West Midlands, both of which have reported increases in selling prices as well as reductions in the days taken to sell property. There have been some signs of improvement in the North but the market is growing at a much slower rate than southern regions. There may be a slower rate of improvement in the South as seasonal effects take place but this is yet to be determined.

Confidence in the housing market in London has certainly increased with sellers increasing their asking prices month on month. By June the average asking price reached £380,904, the highest on record and an increase of 6% since the start of 2013. The average asking price in the South West increased each month up to June where it reached £262,727, the highest on record and an increase of £9,203 in six months. The average time taken to sell a property in the South West decreased by 16 days in the second quarter of 2013. The average asking price in the North has risen slightly since February 2013 indicating that there is a UK wide improvement in the housing market but the North is yet to catch up with the South. Which leads us to think there is still a big divide between North and South when it comes to house prices.

Increased demand also means that is now easy for a seller to sell a house fast. The increased demand has been fueled by the Help To Buy Scheme and other financial packages put together by the UK government to get people onto the property ladder.
